Selling property requires a certain degree of good preparation and this can turn your sale from a nightmare to a dream. 

In different parts of the world, the property market behaves in a different manner displaying varying trends. A large majority of sellers still entrust the sale of their property to an agent or broker. Choosing the right real estate agent is integral to ensuring a smooth sale of your property.  The firsts step to this is to select and shortlist active and well reputed agents that can get the job done for you at the price you want. 

However you must be careful not to have multiple agents, as it is not necessarily an advantage and if a decision is not made at the opportune time, a seller might end up having to pay more commission than originally bargained for if the agreements with agents are time bound with fixed term. 

Having too many agents can also give buyers the wrong impression, making the seller appear desperate and hence loses the bargaining power of closing the sale at a higher value. 

When appointing an agent, it is also important to look at the timelines for the agreement. It is not prudent to enter into long agreements. A period of 6-8 weeks will be ample and if you find the services satisfactory and to your liking, you can always extend the contract period. 

If you prefer to have multiple agents, have a maximum of three estate agents where you can allocate them to different areas and that way get a wider area covered.

When the property market is swinging in a particular direction, and real estate is less or scarce, the competition between estate agents intensifies.  At times like this as a seller, you must make the right decision to set the right price for your property after considering the market conditions. It’s always good to get an idea of what your property is worth before calling in the estate agents. Do a quick survey and gather necessary information to help you make an informed decision.
